Landlord driven leasehold improvement design-build project for legal software platform provider Dye & Durham in the heart of the Toronto financial district at Commerce Court 

The scope of this project which was lead and executed by our VestaCare department included renovation of the clients’ event space and lunchroom which featured engineered hardwood flooring, ceiling hung baffles, millwork servery and coffee bar and new furniture provided by The Collective.

Working with the client to ensure they stayed within the strict tenant allowance budget provided by QuadReal was a challenge. To ensure we delivered a space that maximized the allowance while meeting the client’s vision, we collaborated closely with the design team to strategically select finishes and design elements that aligned vision with a budget and took into consideration COVID-related supply chain issues.

Originally the client hoped for an open concept ceiling for this space however, due to budget constraints, this direction was not possible. Instead, we added a dynamic design element to the existing base building ceiling by incorporating suspended baffles which not only provided visual interest aesthetically but also contributed functionally by addressing acoustics.
